There's an error in your calculation (C90 – sheet Input) – your calculation is only right with the case that we have negative net rents (C88), in case the net rents of first moths is positive, the calculation will not work. Fix: =IF(C88>0,C88-B90,$B$19) instead of org: =IF(C88>0,B90+C88,$B$19)

It looks to me like there is an error in the Output Sheet…I must be wrong, but I'm having a hard time understanding why the model seems to calculate the monthly AirBnB hosting fee (3%) on the Gross Rental figure which is what the rental would be if it was rented EVERY DAY. It would seem the hosting fees for the month would be (3%) x the daily rental rate X actual number of days rented – not the maximum (30). What am I not seeing?

    For example, in the video Tutorial on how to use the Calculator, the Gross Rental for Month 1 is $2638 which is the average daily rental x 30 days X 75% because of the 25% rampup discount… The actual rental collected is $2638 minus the 4 days worth of vacancy = $2286. The AirBnb hosting fee of 3% (according to the AirBnb website) is collected on the actual rentals (days rented x average rate) – not the maximum rental (30 days x rental rate). Thus the AirBnb hosting fee should be $69, not $79 as shown on the Output Report spreadsheet. Why is the fee calculated on 30 days rental and not on 26 days worth of rent?

    What's wrong here? What am I missing?

  4. Very interesting and useful video. I just made a series of videos talking about why people shouldn't buy a property solely with the plan to rent it on AirBNB. I'm not opposed to using AirBNB or even using AirBNB as a business but wanted to point out any business where your reliant on a third parties website I'm not a fan of as just like eBay or Amazon, if you get banned, if policies change, etc there goes your business. I'm a big fan of subsidizing your mortgage by renting out your place on AirBNB part time but not as the end goal. I like this vid as it gives people a clear idea of what they will earn and what expenses they will face.
